Collin County inventory is down, but the market is not moving the same everywhere

Less inventory sounds like good news for sellers. But in Collin County right now, less inventory does not mean every home is selling fast. Your price, your timing, and how much room you have to negotiate depend on which part of the county you are in.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator tracked 20 ZIP codes across Collin County for this period. Here is what the data actually shows.

The Real Estate Data Aggregator counted 4,071 homes for sale across Collin County, down 13.4% from the same period in 2025. Fewer choices for buyers. But 3,198 homes sold, only down 1.6%. So homes are still moving. The question is where, and how fast.

Realtor.com reported that national active listings grew to 1.18 million, up 7.4% year over year. Collin County moved in the opposite direction. That gap matters for anyone pricing or buying here.

Realtor.com also put the average mortgage rate at 7.33% in October 2026, 107 basis points above a year ago. Rates peaked at 7.40% in mid-October 2026, according to Realtor.com. Higher rates slow buyers down. That shows up in the pending sales number, which the Real Estate Data Aggregator put at 3,218, down 7.8% from a year before.

Days on market: the gap across ZIP codes

This is where the countywide story breaks apart. The Real Estate Data Aggregator shows median days on market ranging from 33 days in ZIP 75075 (Plano) all the way to 79 days in ZIP 75166 (Lavon). That is not a small difference. It changes how you price, when you list, and what you can expect.

Where homes are going under contract fastest

Speed is not just about days on market. The share of homes that went under contract within two weeks of listing tells you how competitive a ZIP code really is. The Real Estate Data Aggregator tracked this for each area.

ZIP 75094 in Plano had 39.3% of homes under contract within two weeks, according to the Real Estate Data Aggregator. That is up 14.7 points from a year ago. In Lavon (75166), only 10.9% of homes moved that fast. That is a meaningful difference in buyer urgency.

Median sale prices across the county

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Collin County is mixed. Some ZIP codes are up sharply. Others dipped.

Where prices rose and where they fell

Not every ZIP code moved the same way. The Real Estate Data Aggregator shows some strong gains and some real dips, all in the same county, all in the same three months.

ZIP 75093 in Plano saw the median sale price climb 17.2% to $849,500, per the Real Estate Data Aggregator. A few miles away in ZIP 75033 (Frisco), the median dropped 8.7% to $681,030. Same county. Very different story.

Months of supply: how much breathing room buyers have

Months of supply tells you how long it would take to sell every home on the market at the current pace. Below 4 months generally favors sellers. Above 5 months gives buyers more room.

ZIP 75093 in Plano had just 2.5 months of supply, the tightest in the county per the Real Estate Data Aggregator. ZIP 75035 in Frisco sat at 5.5 months, the loosest. That extra supply in Frisco gives buyers more choices and more negotiating room.

A closer look at a few key ZIP codes

A few areas stand out and are worth a closer look.

75023 Plano: prices up, homes selling fast

The Real Estate Data Aggregator counted 120 homes sold in ZIP 75023 (Plano) in the three months ending August 31, 2026. The median sale price was $457,500, up 5.2% from a year before. Homes sat on the market a median of 34 days. Nearly 4 in 10 homes (38.6%) went under contract within two weeks. Inventory fell 25% from a year ago. Sellers here are working with less competition.

75035 Frisco: more supply, slower pace

ZIP 75035 in Frisco had 416 homes for sale, the Real Estate Data Aggregator showed. That is nearly flat from a year ago, down just 0.5%. The median sale price was $610,000, down 4.1%. Homes took a median of 55 days to sell. Only 19.4% went under contract within two weeks. With 5.5 months of supply, buyers here have options and time.

75013 Allen: prices up, inventory tighter

The Real Estate Data Aggregator counted 171 homes sold in ZIP 75013 (Allen), up 17.9% from a year before. The median sale price reached $700,000, up 13.8%. Inventory fell 11.2%. Homes took a median of 47 days to sell, 9 days shorter than a year ago. More buyers competing for fewer homes pushed prices higher here.

75166 Lavon: prices dipped, but supply tightened

Lavon (75166) had the slowest pace in the county. The Real Estate Data Aggregator put the median days on market at 79, though that is 17 days shorter than a year ago. The median sale price dipped 4.2% to $351,240. Only 10.9% of homes went under contract within two weeks. Inventory fell 22%, so supply is tightening. But sellers here still need to price carefully.

75407 Princeton: the most affordable area, with trade-offs

ZIP 75407 in Princeton had the lowest median sale price in the county at $281,990, down 6% from a year ago, per the Real Estate Data Aggregator. It also had the most homes sold, 477, up 2.1%. But homes took a median of 53 days, 12 days longer than a year ago. And only 16.5% went under contract within two weeks, down 5 points. More homes, lower prices, and slower movement.

What this means for you

The countywide inventory drop of 13.4% is real. But it does not mean every home in Collin County is in a tight market. ZIP 75093 in Plano has 2.5 months of supply and prices up 17.2%. ZIP 75035 in Frisco has 5.5 months of supply and prices down 4.1%. Those are two very different situations, and they call for two very different strategies.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. But as the Real Estate Data Aggregator shows, local results in Collin County range from up 17.2% to down 8.7%. The national number does not tell your story.

In short
  1. Collin County inventory is down 13.4% overall, but days on market range from 33 to 79 days depending on the ZIP code.
  2. Prices rose in some areas and fell in others.
  3. One countywide number does not tell you what your home is worth or how long it will take to sell.
  4. Your ZIP code, your price range, and even your street can read very differently from the county average.

One street can read very differently from its ZIP code average. The numbers above are a starting point, not the final answer for your home. If you want to know where your specific address lands in all of this, I am happy to pull that together for you.
