Higher rates are meeting a more balanced market in part of Rockwall County
Realtor.com reported that mortgage rates averaged 7.33% in October 2026, up 107 basis points from a year ago. That is the backdrop for every home sale in Rockwall County right now. Rates like that slow decisions. They also shift power, and that shift is showing up clearly in one ZIP code.
CNBC reported the average 30-year fixed rate dipped to 7.3% last week. That is a small move. Buyers in Rockwall County are still working with rates that make every dollar of price matter more than it did a year ago.
ZIP 75032: The most balanced market in the county
This is the number that changes what sellers should do. The Real Estate Data Aggregator counted 6 months of supply in ZIP 75032 for the three months ending August 31, 2026. Six months is the traditional line between a seller's market and a buyer's market. Supply here is right at that line, and it crept up 0.3 months from a year ago.
The Real Estate Data Aggregator shows new listings in 75032 jumped 21.8% from the same period a year ago. More homes coming to market while sales stayed nearly flat means buyers have real options. Homes sold in 75032 were down just 0.5% year over year, so demand did not collapse. But sellers are competing harder for the same pool of buyers.
The average sale in 75032 closed at 96.9% of list price, down 0.1 points from a year ago. That is a small dip, but it tells you that sellers are giving a little more ground. Only 5.1% of homes sold above list, down 3.5 points from a year ago. Pricing right from day one matters more here than it did in 2025.
One bright spot: 20% of homes in 75032 went under contract within two weeks of listing, up 5.9 points from a year ago. The Real Estate Data Aggregator counted that for the three months ending August 31, 2026. Well-priced, well-prepared homes are still moving fast. The ones that are not are sitting for 73 days or more.
ZIP 75087: Tighter supply, more activity
ZIP 75087 tells a different story. The Real Estate Data Aggregator counted 4.5 months of supply there for the three months ending August 31, 2026. That is down 2.3 months from a year ago. Less supply with more sales points to a tighter market than 75032.
The Real Estate Data Aggregator put the median sale price in 75087 at $490,000, up 4.3% from a year ago. Sales jumped 16.1%. Homes for sale fell 22.6%. That combination pushed prices up and kept sellers in a stronger position than their neighbors in 75032.
ZIP 75189 (Royse City): The most supply in the county
Royse City's 75189 has the most supply of the three ZIPs. The Real Estate Data Aggregator counted 7.2 months of supply for the three months ending August 31, 2026, up 0.4 months from a year ago. Homes are sitting 83 days on average, 11 days longer than the same period in 2025.
Prices in 75189 did nudge up 1.2% from a year ago, to a median of $337,663. But pending sales fell 7.8% and homes sold fell 6.4%. More supply, fewer closings, and longer days on market are the pattern here. Condition and price are doing more of the work than the address alone.

What this means for buyers
Nationally, Realtor.com reported active listings grew to 1.18 million homes, up 7.4% year over year. That trend is showing up locally too, especially in 75032 and 75189. More options and longer days on market give buyers more room to ask questions, request repairs, and take their time. That was not true two years ago.
The tradeoff is the rate. Realtor.com put the October 2026 average at 7.33%. Every extra point of rate raises a monthly payment. Buyers who can handle that math are finding more inventory than they have seen in years, particularly in 75032 and 75189.
What this means for sellers
In 75032, 73 days is the median. That means half of homes took longer. If your home is not priced well and in good condition, it can sit. The 96.9% sale-to-list ratio from the Real Estate Data Aggregator tells you that buyers are negotiating, not just accepting whatever is asked.
In 75087, the market is tighter. Supply is down sharply and sales are up 16.1%. Sellers there have a bit more room, but 78 days is still a real wait at a 7.33% rate environment. Price still matters.
In 75189, 7.2 months of supply and 83 days on market are the numbers to respect. The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Royse City's 1.2% gain trails that national pace. Sellers here need to be honest about condition and price from the start.
- Rockwall County is not one market.
- ZIP 75087 is tighter, with 4.5 months of supply and prices up 4.3%.
- ZIP 75032 is balanced, sitting right at 6 months of supply with new listings up 21.8%.
- ZIP 75189 leans toward buyers, with 7.2 months of supply and homes taking 83 days to sell.
- Rates at 7.33% (Realtor.com) are the common thread.
- Pricing and condition are doing more work than they have in years.
One more thing: these numbers are for whole ZIP codes. One street, one subdivision, or one price range can read very differently from the ZIP average. If you want to know what is happening on your block, the county-wide picture is only the starting point.
