Realtor.com reported national pending sales were down 10.5% year over year in October 2026. That is the steepest drop since October 2023. Rockwall did not follow that trend.

The Real Estate Data Aggregator counted 448 homes sold across Rockwall in the three months ending August 31, 2026. That is up 8.2% from the same months in 2025. So while the national market was slowing, more homes were actually closing here.

The Real Estate Data Aggregator counted 478 pending sales across Rockwall for that same period, up 1.9% from a year before. Pending sales show where the market is headed. A rising local number against a falling national one is worth paying attention to.

The two ZIP codes tell slightly different stories

Rockwall covers two main ZIP codes: 75087 and 75032. They moved in different directions on a few measures. Here is how they compared for the three months ending August 31, 2026.

In 75087, the Real Estate Data Aggregator showed 252 homes sold, up 16.1% from a year ago. The median sale price was $490,000, up 4.3%. Months of supply dropped 2.3 months to 4.5. That is a meaningful tightening.

In 75032, the Real Estate Data Aggregator showed 196 homes sold, nearly flat, down just 0.5%. But the median sale price rose 8.8% to $602,109. And 20% of homes went under contract within two weeks of listing, up 5.9 points from a year before. That quick-contract share is notable.

So 75032 saw fewer closings but faster early contracts and higher prices. That is not a weak market. It is a more selective one.

Inventory fell across Rockwall overall

The Real Estate Data Aggregator counted 754 homes for sale across both ZIP codes combined, down 11% from a year ago. Nationally, Realtor.com reported active listings grew to 1.18 million in October 2026. Rockwall is moving against that national inventory build.

In 75087, homes for sale dropped 22.6% to 370. In 75032, they edged up 4.1% to 384. Less supply in 75087 likely helped push more closings and tighter months of supply there.

Mortgage rates are still a real factor

Rates peaked at 7.40% in mid-October 2026, according to Realtor.com. CNBC reported the average 30-year fixed rate eased to 7.3% as of November 4, 2026. That is still high by recent history. It slows some buyers but has not stopped Rockwall demand so far.

What this means for you

Sellers in Rockwall are getting close to list price. The Real Estate Data Aggregator put the sale-to-list ratio at 97.6% in 75087 and 96.9% in 75032 for the three months ending August 31, 2026. Pricing right still matters. Homes are not flying off the shelf in a day. The median days on market was 78 in 75087 and 73 in 75032.

For buyers, inventory is tighter in 75087 than a year ago. In 75032 there is a bit more to choose from, but the faster quick-contract rate suggests well-priced homes there are moving. Patience matters, but so does being ready.

In short
  1. Rockwall closed 448 homes in the three months ending August 31, 2026, up 8.2%, while national pending sales fell 10.5%.

  5. One street can read very differently from the whole ZIP code, though.
  6. The numbers above are a starting point, not the final word on your specific home.
